January market stats
Looking at year over year, there were gains as expected. The actual number of residential sales dropped roughly 1% from January 2011 from 6523 to 6454. But, total sales volume was up 3%. The average price of sales was also up 4% from $157,025 in January 2011 to 163,684 in Jan.'12. Median pricing increased from $110K past January to $120K this year. Average days on market dropped from 91-86. These stats are for all residential housing throughout the ARMLS region.
Single family detached homes saw a drop of less than 1% from 5464 to 5424 year over year. Dollar volume sold increased by 2% with average pricing rising from$168,458 to 174,730, almost +4%. Agent days on market dropped from 88-79. All good numbers.
