New FHA loan limits for Maricopa County

The HUD1 is the settlement statement used for real estate transactions.  It is important to review it to make sure that all financial aspects of a real estate transaction are correct.  I have seen errors many times, so it is important to review it prior to the signing appointment.  For more on this, check out the video.

US-Canada Tax Treaty regarding real estate sales

One concern that many Canadian real estate purchasers of US property have is whether they will have to pay income taxes to both the US and Canada upon the sale. The answer could be maybe, but it won't be double taxation. If there is a capital gains tax due in the US, the only amount, in most cases that will be due in Canada, is anything over the US tax rate.
