Phoenix metro sales up in March

April 3rd, 2009
Hi, It's great to be able to report the sales numbers for the Phoenix metro real estate market from ARMLS (Arizona Regional Multiple Listing Service) for March 2009.  Sales were up in March to the highest level in almost 3 years.  March sales totaled 7554, also up 77% from the same month a year earlier.  Total inventory at the end of the month was 51604, which reveals only 6.83 months of inv ...

Hi, No, this isn't an April Fools joke.  I have left RE/MAX and moved to a local company, Citywide Real Estate and Investments.  I will continue to work on the various aspects of real estate that I have been, but will have some additional opportunities to work with.  Citywide  specializes in lender owned properties.  Although my focus has been elsewhere, the current market conditions requir ...

Foreclosure statistics

March 31st, 2009
Hi, I heard some astounding statistics today regarding foreclosures.  Stats for the 4th quarter of 2008 were released earlier this month.  During the 4th quarter more than 11% of all loans were in default.  3.3% were in foreclosure.  If you truly want to get a measure of how much of an effect the sub prime market has had on the economy you only have to look at the tremendous disparity betwee ...

Making things happen

March 24th, 2009
Hi,   Yes once again, I admit I am awful when it comes to blogging regularly.   I have been following Twitter and facebook, more than my blog, and that has to even out. Today I read a quote on a Twitter post that read ""Some people make things happen, some watch while things happen, and some wonder what happened?" That is such a true statment.  But I would also like to say that sometimes ...

February Phoenix area market stats

March 1st, 2009
I am very happy to say that there are some positive statistics to talk about for the end of February in the Phoenix metro market.  Last month I was quoting the fact that the total inventory of residential properties for sale had hit the lowest point since April of 2007.  Fortunately, that has continued and the inventory level dropped by over 2200 during February and sits at 52,861 as of March ...

Buyers are out there!

February 25th, 2009
Hi, I usually wait until the begininning of a month to run statistics, but thought I would check some today.  I have been quoting one key statistic this month, and that is that the inventory level in ARMLS at the end of January was at the lowest level since April of 2007.  I have been saying that this is a great item, but only if it is sustained this month and beyond.  Well as of this mornin ...

Crisis of Credit

February 24th, 2009
Hi, There is so much going on with the markets these days, it's hard to makes heads or tails of it all.  There are some positive signs of late that the housing market is stabilizing, but until these continue and aren't mitigated by other financial fiascos, most people will wait to see if we are out the woods. Meanwhile, there are still many people that don't understand what happened.  Below ...
